The development of a dynamic development in Klaten district will lead to rising land prices as the consequences the need of information about the price of land becomes very important. Recenly the information about an area of land prices is very limited. So, a study about model to determine the land value in determining the base price of land is urgent.

This study aims to gain ground base price for more objective, and rational. Valuation model created using 8 (eight) variables, namely, the distance to the arterial road, the distance to the CBD, altitude, slope, soil, urban structure, land use, suitability of spatial planning and disaster-free environment. Analysis model used statistical analysis with multiple linear regression. Evaluation results of the analysis with validation sample land prices.

Results of analysis of linear regression model has the coefficient of determination that has been adjusted 63.3%. These means the model has formed a strong correlation between land value and the determining variable. Based on the results of evaluation of the suitability of the soil sample contained 62.5%. Variables determining land values previously assumed as the result of statistical test are three (3) variables. The are the distance of the arterial road, the distance to the CBD and city structure.
