The high flow of population growth and density in Bengkong Sub-district is in line with the increasing needs of the community for residential areas. The limited availability of land is a major consideration in the development of residential areas. The development of residential areas must pay attention to aspects of tenure, aspects of use, spatial aspects and environmental aspects. This research aims to analyze the availability and development of land for residential areas. The method used in this research is descriptive quantitative with a spatial approach.
The results of the analysis of land availability for residential areas are shown in 2 categories, namely available for residential areas covering an area of 1305.23 Ha which is divided into 3 classes, namely: available for residential areas based on spatial planning covering an area of 378.73 Ha, optimizing land use covering an area of 915.79 Ha and available in the context of adjusting land use covering an area of 11.34 Ha and the category not available for residential areas with an area of 38.92 Ha. The analysis of the development of residential areas shows that there is still land available for the development of residential areas covering an area of 253.02 Ha and land that cannot be developed for residential areas covering an area of 1085.79 Ha. The development of residential areas needs to pay attention to aspects of physical control, aspects of land use suitability for spatial direction and environmental aspects in the area.
