Land is an important element in every human activity, particularly in fulfilling economic needs. Those above makes the land becomes a resource very desired by human so the land value also suffers a dynamic movement along with the time. However the dynamic of land value occurred in every location does not the same because it is affected by certain factors affecting land value offering and demand. These factors can cause a dynamic of land value in form of increasing in high, medium or low land value. In addition the dynamic of land value which occurred also could in form of decreasing land value due to certain factors. Therefore, this research�s objectives were to: 1) discover the amount and pattern of land value dynamic occurred in Gianyar Sub District, Gianyar District from 2013 and 2015 and 2) discover the factors that have a significant influence on land value dynamic zone in Gianyar Sub District, Gianyar District. This research was a historical research with quantitative and qualitative approach. Documentary study was an important part in data collection in this research. For the benefit of estimation of all land values in Gianyar Sub district the lands that become samples in the making step of ZNT Map in 2013 were amounted to 66 plots of land and 2015 ZNT Map were amounted to 116 plots of land that already have land value based on result of land price survey by Land Office of Gianyar Sub District. Then for the benefit of dynamic pattern study of land value was used all its population member or as much as all population member or census research, whereas for factors that affected dynamic of land value number of sample used was 50 zone of land value dynamic with determination of member technic was proportional random sampling. The research result suggested that 1) The amount of land value dynamic overall indicated that there were an improve in land value from 2013 up to 2015 with the form was spatial linear and affected by trend as component of time function; 2) Significant factor influencing the dynamic of land value in the district of Gianyar Gianyar regency is a number of road in ZDNT (sig = 0,000) and type and number of general utility in ZDNT (sig = 0,013). This research result was expected can be used by Land Office of Gianyar Sub District for updating ZNT Map. In addition with the making of plot-based ZNT Map was expected could encourage Land Office to participate in the mapping of land value in order information regarding land value produced in ZNT Map could be more rational.
