Land value is increasing in line with the needs of human on land. There are several factors influencing land value one of them road factor. Road can be reviewed from its function, quality, and wide. The objectives of this research are to discover the impact of road (road function, wide and quality) on land value and comparison of road entity (road function, wide and quality) of land value on the use of agriculture and non agriculture. This research used survey method with quantitative approach. The research was conducted in Kertosono Sub District Nganjuk District. Research location was covering four villages namely: Tembarak Village, Kepuh Village, Nglawak Village, and Pelem Village. Sampling technic was using cluster random sampling technic with total sample amounted to 62 samples. Data analysis was using multiple linear regression analysis. Variable used was independent and dependent variables. Independent variable comprised: distance of the land to artery road (X1), quality of artery road (X2), wide of artery road (X3), distance of the land to collector road (X4), quality of collector road (X5), wide of collector road (X6), distance of the land to local road (X7), quality of local road (X8), wide of local road (X9), distance of the land to footpath (X10), quality of footpath (X11), wide of foothpath (X12), type of land use (dLU) while dependent variable was land value. Regression result suggested that variable distance to artery road, quality of artery road, wide of artery road, distance of the land to collector road, quality of collector road, wide of collector road, distance of the land to local road, quality of local road, wide of local road, distance of the land to footpath, quality of footpath, wide of footpath, and type of land use have affected the land value. The amount of the influence of all independent variables was 0,556 which means that the influence of all independent variables against the change of dependent variable value was by 55,60% and the remaining 44,40% was affected by other unobserved variables. Result of comparison of road entity indicated that the function of the road has the largest comparison value which means that it has strongest influence in determining the land value followed by road wide, road quality and land use. This research has contributed to Ministry of Agrarian and Spatial/National Land Agency specifically at Thematic and Land Potential Sub Section. Result of this research can be made as one of basis in context of policy making in the creation of land value map and updating land value zone. Key Words: Roads, Land Value |
