Land Registration is carried out by Government in order to ensure legal certainty of a land rights. Final stage in land registration activities is the giving of strong evidence namely certificate. Certificate is strong evidence and it is not absolute evidence, so it can be sued in Court. As occurred in case of District Court Verdict Number 63/Pid/B/1991/PN.YK, which one of its verdict points is stating that Sale and Purchase of Property Rights Certificate Number 47/Rejowinangun declared void by law or does not have legal force. This essay�s objectives were to discover the follow up conducted by Land Office of Yogyakarta City and constraints encountered in carrying out the court verdict that has a permanent legal force. Type of this research was juridical normative and juridical empiric, with statute approach and case study. Juridical normative was used to study case related to law and legislation and juridical empirical was used to study its implementation in field. Material collection method was by using documentary study and interviews. Documentary study was used to collect legal material both primary and secondary; interview was used to collect non legal material to clarify the legal material. Legal and non legal materials was then processed and analyzed using descriptive analytic as the analysis technic. Based on research result and analysis can be concluded that: First, Land Office of Yogyakarta City has not carried out the verdict, despite it had not perform the verdict the land office has already performed an effort such as field research, reconstruction and certificate withdrawal in order the case can be solved immediately. Second, constraint faced by Land Office of Yogyakarta City was criminal verdict that has no competency to be stated that the deed was void by law so the land office hesitated to carry out the verdict, land office�s prudence attitude to cancel right transfer was because it can eliminate others rights and due to the documents that have not been found yet.
